As we tour homes, I encourage you to look beyond first impressions - pay attention to layout, flow, condition, and how the home lives day-to-day. We’ll also consider the surrounding neighborhood, lifestyle fit, and long-term value.
Once you’ve found the right home, we’ll work together to craft a thoughtful and competitive offer based on comparable sales and current market conditions. Depending on the situation, your offer may be below, at, or above the asking price.
If the seller responds with a counteroffer, I’ll guide you through negotiations to help reach terms that feel right for you.
Once your offer is accepted, the home goes “under contract,” and we move into the next phase of the process - often referred to as escrow - where inspections, financing, and final details are completed before closing.
In most cases, your offer will be contingent on having the home inspected to ensure there is no major structural damage or large repairs needed. I can help you arrange this, and you can schedule it within days of making an offer. If there are no major issues, the process goes to step eight. If there is, you can renegotiate your offer based on what needs to be fixed, or you can withdraw it.
Now is the time to go back to the mortgage lender who pre-approved or pre-qualified you and choose your mortgage. You will be presented with various options based on your unique financial situation, including fixed-rate, variable-rate, 15-year, 30-year, or special programs such as VA loans or FHA loans. Work with your mortgage lender to select the option you feel the most comfortable with.
Your lender will arrange for an appraisal to confirm the home’s value.
This step protects all parties and ensures the purchase aligns with current market conditions.
While there is paperwork involved at the final stage, everything is carefully coordinated to keep the process smooth and organized.
Your lender and title company will prepare the necessary documents, and I will stay closely involved behind the scenes - monitoring timelines, coordinating with all parties, and ensuring everything stays on track through closing.
At this stage, we’ll also complete your final walkthrough and review any last details so you feel fully prepared.
Once everything is signed and finalized, ownership officially transfers - and you receive the keys to your new home.
With the final documents signed, you are officially a homeowner.
Depending on your agreement, you may receive the keys at closing or shortly after occupancy is transferred. Either way, this is the start of something special - enjoy settling in and making it your own.
